Prefabrication
Pipe spools, headers and supports cut, fit and welded in the shop to fabrication-ready models. Every weld parameter recorded and inspected before it ships.
Prefabrication · Preassembly · Modularization · Offsite Fabrication
Factory First Moves Construction Certainty Upstream™
Serving hyperscale data centers, AI infrastructure, semiconductor, pharmaceutical, biotechnology, healthcare, advanced manufacturing, food & beverage, energy, water/wastewater, industrial processing, commercial MEP, and mission-critical facilities nationwide.
Factory First Fabrication Partners delivers integrated modular MEP as a manufactured product — pipe, structure, electrical and controls in one factory-tested module. Built for owners and contractors whose schedules can’t slip and whose specs can’t compromise. One PO. One accountable delivery. Bolted to your spine, energized, commissioned. No field welding. No supply chain surprises. No stick-built pretending to be modular.
PPMOF
PPMOF is an industry-standard term coined by the Construction Industry Institute (CII). It stands for Prefabrication, Preassembly, Modularization and Offsite Fabrication. Factory First is built to deliver all four under one roof.
Pipe spools, headers and supports cut, fit and welded in the shop to fabrication-ready models. Every weld parameter recorded and inspected before it ships.
Spools, valves, instruments and supports joined into larger assemblies before shipment, so field crews set and bolt up instead of building in place.
Pipe, structure, electrical and controls integrated on standard 39' and 20' platforms. One factory-tested module, one PO, one accountable delivery.
The work happens in a controlled shop, not on a congested jobsite. Better quality, safer crews and schedules that hold, delivered nationwide by truck, rail or intermodal.
Markets We Serve
Integrated modular MEP is a manufacturing problem, not a vertical problem. Factory First scales across mission-critical industries nationwide.
The Factory First Difference
Most "modular" MEP is a steel frame with pipe stick-built on top. Same field labor. Same schedule risk. Same weld quality problems. Factory First is different — integrated at the design table, fabricated as one assembly, tested before shipment, bolted up in the field.
Every joint inside the module is a shop weld, 100% NDE'd, leak-tested per project spec. No rubber gasket holding pressure inside your module.
Every field connection is a raised-face ANSI flange. Owner-preferred, universally available, no proprietary coupling supply chain exposure, no field welding permits.
Pipe, structural, electrical distribution, controls, insulation and instrumentation — all delivered as one accountable assembly. One PO. One warranty. One point of contact.
Standard 39' and 20' platforms sized for domestic trucking and site rigging without disassembly. Pull with a forklift, set with a crane.
The joint your engineers wanted before schedule forced their hand. Field-built grooved was a compromise. Factory First delivers welded longevity at modular speed.
Every weld visually inspected. Every parameter recorded. Every joint leak-tested per project spec. Phased-array UT (PAUT) volumetric NDE — faster than radiography, better on cracks, no radiation shutdown. Modules preserved, sealed and shipped ready to bolt up.
Product Line
Standard 39' and 20' modular platforms are under active development with our engineering partners. The detailed product line — envelope dimensions, configurable options, and platform spec sheets — will be published as structural, mechanical and controls designs are finalized.
Pump skid platforms, coolant distribution units, cart utility racks, and overhead aisle modules are being finalized with our engineering partners. Contact us directly to discuss active project needs while platform specs are being locked.
Vertical Integration
From model handoff to the loading dock — every fabrication step happens inside the Factory First shop. No subcontracted spool fab. No off-site cleaning vendor. No third-party skid assembler. No staged hand-offs.
Owner, GC and installing sub drive primary BIM. Factory First's in-house VDC team executes rack, skid and full-job spool detailing — no external detailing dependencies, no handoff friction.
Robotic welding cells for carbon and stainless steel. Every weld parameter recorded. Tiered PAUT program with 100% coverage on critical joints.
Mechanical pig cleaning of raw pipe before cut and weld. Controlled handling. No abrasive blast.
Pipe, structural, electrical distribution, controls and instrumentation assembled on standard 39' or 20' platform.
Shop leak test per project spec. MTR traceability. Weld travelers. FAT documentation. Nitrogen blanket for transit.
Truck, rail, intermodal — staged for direct-to-install at the jobsite. Bolted to spine. Energized. Commissioned.
Capability Stack
Modular MEP requires more than a pipe shop. Factory First integrates the disciplines that traditional mechanical contractors have to subcontract — delivering one accountable assembly instead of three separate deliverables that meet at the jobsite.
Dedicated in-house VDC team executes rack, skid and full-job spool detailing on Revit and SysQue. Fabrication-ready models, spool packages, kit lists and installation drawings produced under Factory First — no external detailing dependencies, no handoff friction, no coordination gap between design and shop floor.
Large-bore mechanical infrastructure: chilled water, condenser water, plant headers, utility distribution. 15 robotic welding cells backed by 29 manual weld/fit stations for spool prep, tie-ins and complex geometries.
Dedicated stainless capability for semiconductor, pharmaceutical, direct liquid cooling and mission-critical utility systems. 2 robotic welding cells for process piping — sanitary and semiconductor-grade weld standards.
Engineered structural steel platform frames sized for shipping, rigging and 25-year service life. Section sizes and connections engineered by licensed Structural Engineer of Record. Partnership with One Source Fabrication for capacity and cross-project standardization.
Power distribution panels, VFD-integrated pumps, PLC-driven controls on owner-preferred platform, local HMI, BACnet/Modbus/EtherIP integration. Delivered wired, programmed, and burned-in.
Phased-array UT (PAUT) as our volumetric standard — ASME Code Case 2235 accepted. 100% VT + weld parameter logging on every joint, leak testing per project spec. 100% PAUT on critical mains, tie-ins and stainless butts. Statistical sampling with automatic escalation. ASME B31.1 / B31.3 acceptance criteria.
QA/QC & Testing
Phased-array ultrasonic testing (PAUT) as the Factory First volumetric NDE standard — ASME Code Case 2235 accepted, superior crack detection to conventional radiography, and no radiation shutdown of the shop floor. 100% VT by CWI on every weld. 100% weld parameter logging captured from every robotic welding cell. 100% PAUT on critical mains 8" and larger, module tie-in points, and all stainless butt welds. Statistical PAUT sampling per welder and cell per week — any indication triggers 100% inspection until five consecutive accepts. Shop leak testing per project spec on every joint before insulation. Nitrogen blanket during transit. Sealed, pressurized preservation from shop to install — no carbon steel flash-rust exposure during storage. ASME B31.1 / B31.3 execution and Section IX welder qualification.
